How to Maintain the Beauty of Stainless Steel

Stainless steel appliances give a renovated kitchen that pop it needs, while stainless steel cookware makes for a durable product that never disturbs flavors yet guarantees a balanced heating of foods. To boot, stainless steel even resists corrosion and rust.

However, stainless steel can sometimes be difficult to keep clean. Here are some quick and easy tips for maintaining that fresh metallic look:

Clean with water and a cloth. Microfiber cloths are the best option to use when cleaning stainless steel because they absorb all of the water. They also avoid scratching steel surfaces. You’ll want to avoid paper towels or any cloth or towel with a rough surface intended for non-stick cookware. This especially includes steel wool. When drying, dry along the grain to avoid water spots. If you clean or dry aggressively against the grain with regular scouring pads, you’ll leave marks on your appliance or pan, so be sure to take it easy.

Only use a drop of dish soap. For most cases, a drop of mild dish soap and warm water is all you’ll need to clean a stainless steel pan or pot, so don’t overthink it. Just be gentle. Alternatively, using white vinegar as a cleaner has also been proven to work.

Glass cleaner is your friend. Fingerprints on stainless steel is one of the biggest complaints, and it’s a valid concern. No matter how careful you try to be, fingerprints will always end up on your fridge. Spray glass cleaner on a microfiber cloth to get the job done. Wipe away the fingerprint using a soft circular motion.  There are newer finishes of stainless steel that are fingerprint resistant, so if you’re buying new appliances, be sure to do your research and seek those out.

Keep a stainless steel cleaner on hand. If you need to remove stains or scratches from your stainless steel, using a steel cleaner is a great option. Read the directions on the cleaner, and be sure to test the product on an unnoticeable location.  Even if you aren’t trying to remove a stain or hide a scratch, stainless steel cleaner or glass cleaner will help your appliance shine. As always, rinse the area thoroughly afterwards and towel dry.

Stainless steel can be finicky, but with a little TLC, it will keep your kitchen looking sleek and stylish for years to come.

Healthy Food Substitutions for Your Home Baking

Anytime is the perfect time to enjoy a warm home baked dessert. Between birthdays, holidays and the days in between, there is little doubt you will find yourself indulging throughout the year. If you want to make more healthy choices without sacrificing your baked goods, try these helpful substitutions.

Applesauce for Oil or Butter:
This may come as a surprise, but many treats can easily be low fat if you opt to use applesauce in place of oil or butter. This works very well in sweet breads or muffins. Applesauce adds moisture and gives the right consistency without all the fat of oil or butter. This swap is ideal for zucchini bread, banana breads and the like, but can still work well with boxed cakes or brownies.

Pure Maple Syrup for Sugar:
Pure maple syrup may still be calorically dense like its traditional baking counterpart, but it comes with a host of benefits that refined sugar can’t match. Maple syrup is high in antioxidants and contains nutrients like riboflavin, zinc, magnesium, calcium and potassium. It can be used as a 1:1 replacement for liquid sweeteners like honey, corn syrup and molasses. This is also true for sugar, but you will need to reduce your liquids throughout the rest of your recipe since you are replacing a dry ingredient.

Avocado for Butter:
If you would like to replace butter for a vegan option, avocado is an excellent choice. Full of healthy fats and a creamy flavor, avocado works perfectly in chocolate puddings or fudgy brownies. You may detect a mild avocado flavor that works well with a chocolate base. Avocado is an excellent way to elevate your dessert’s flavor profile while giving you some amazing health benefits.

Prunes for Sugar:
Sweet baked goods are a family favorite. But if you are hoping to lower your sugar intake this season, consider ditching the sugar and opting for prunes. A surprisingly tasty option, prunes’ sugar content is mitigated by naturally occurring fiber, making it a better choice for your overall health. Pureed prunes serve as an excellent sugar replacement in fruit pies, energy bars and muffins or breads. Just remember that their naturally sweet flavor can be overpowering if mixed with too many sweet items.

Keep your health a priority while still satisfying your affinity for baking this year. With these substitutions, your baking will be healthier than ever and your taste buds none-the-wiser.

Home Safety Tips Every Child Should Know

Arm and disarm the home security system. With thousands of burglaries happening each day, it’s wise to invest in a home security system. Teach your children how to arm and disarm the system and what to do should it go off when they’re home or sleeping.

Memorize the escape plan. Just like how elementary schools conduct fire drills, it’s important to have an emergency escape plan at home as well. Walk your children through the house to show them the safest exit routes, and designate a meeting place outside the home where family members should gather if an emergency occurs.

Know important emergency contacts. Post important contact information on the fridge or in an easy-to-access location. Teach young children how to use the phone, dial a number and ask for help. This list could include contacts such as 911, Poison Control, parents’ cellphones, a family doctor, or a trusted friend or neighbor.

Never answer the front door. Children should never answer the front door, especially if they’re home alone. Tell children to alert an adult when the doorbell rings.

Don’t climb on furniture. Heavy furniture, such as TVs, bookshelves and entertainment centers, can tip if children climb on them. You can secure these pieces to the wall studs and add nylon straps to increase security. It’s also important to teach children that climbing on furniture is always dangerous—even if safety measures are in place.

Use medicine safely. Store medicine in locked cabinets that are inaccessible to children. However, should children come across any medicine, they need to know never to consume anything unless it’s given to them by a parent or trusted adult.

Young children often imitate the actions and behaviors of their parents and siblings. Practice the safe habits you want them to emulate, and they’ll likely mimic your moves.

Down to One Income? It’s Not the End of the World

If you purchased your home as a two-income family, the prospect of living on only one income can be daunting if not downright scary.
But don’t despair if a sudden job loss, a new baby, or some other life circumstance is putting you in that position. Take a deep breath, take some time to consider, and review these tips from Parents Magazine:

Cut back – This may seem elementary, but many couples who have been living with spare cash may not have a clue where to start. Begin by keeping a written account of one month’s spending. Then study it to identify areas – like entertainment, cable costs, or eating out – where you can easily rein in your spend. What you should be left with is a working budget. Stick to it.
Cut your grocery bill – You don’t have to go on a starvation diet. But cut out expensive convenience foods in favor of cooking or baking. Make your own baby food. Look for sales. Use coupons. You may be amazed at how much money you can save.
Use cash, not credit – Use credit cards sparingly. Routinely paying by credit card can lead to bills you may find harder to pay off monthly – and building up credit card debt and/or interest is the last thing you want to do
Become more self-sufficient – If you’ve been paying for lawn care, housecleaning, or other services you can do – or learn to do – yourself, you can be well on the way to saving serious money.
Barter for services – Instead of paying for babysitters, exchange babysitting services with another family. Use Craigslist to swap lawn services for public relations assistance. The possibilities are endless.
Earn extra cash – Just because a spouse has left the workforce doesn’t mean they are powerless to earn. Try part-time freelance work. Organize garage sales. Offer specialty catering services. Use your skills to bring in additional income.
Sacrifice – It may be tough to resist those season tickets or to nix a Caribbean vacation. On the other hand, you can explore new pursuits; cooking together, music lessons, game nights with friends or family.

When to Buy an Extended Warranty, and When Not To

It may be one of the last questions you’re asked before you buy something, but it can be one of the most important: Would you like to buy an extended warranty?

Your first thought might be why? Why buy a warranty for something I’m buying new and should have a long life ahead of it? And on top of that, why pay to extend a manufacturer’s warranty? Shouldn’t the company that made the product back it up?

If you’re spending a lot of money on the item, then a protection plan can give you some reassurance. But there’s no reason to be pressured to buy one at the checkout counter. Most companies will let you return within a few days to buy one if you want it, giving you time to check out competitors and read the fine print.

One reason to buy an extended warranty is because the manufacturer’s warranty usually lasts up to a year. If you want peace of mind for that large purchase for more than a year, then it may be worth buying this form of insurance.

Electronics, however, quickly depreciate in value, so it may be cheaper and smarter to buy a new, more high-tech TV if yours breaks in about two years. Phones, computers and other electronics also have short lifespans and cost more to repair, so an extended warranty may not be worth the cost if you expect to buy a new phone anyway. Or, you can take the opposite route and buy an extended warranty as a way to ensure that you can keep your phone for years to come.

On average, protection plans almost always cost more than what repairs would cost. That’s why it’s smart to research the average lifespan of what you’re buying. Various websites will give you an idea of how long kitchen appliances, for example, are expected to last. Gas ranges have the longest life expectancy—15 years—while dryers and refrigerators last about 13 years.

Before signing an extended warranty contract, read the fine print to see what’s excluded. Accidental damage and spilled liquids may not be covered in a smartphone plan, which begs the question: what protection does the plan really offer?

Bathrooms Are Trending Toward Space and Comfort

A contemporary modern bathroom design. Glass enclosed shower stall with marble tiles, vanity and double sink counter. A newly According to leading home designers, bathrooms today should be more than utilitarian spaces. They are increasingly treated as cozy oases intended to comfort and pamper.
If that’s your goal, here are a few good ideas for transforming your bathroom:

Enlarge it if you can. A good contractor can steal space you didn’t know you had, taking it from an adjoining room or a seldom-used closet and adding it to your bathroom space.
Use reclaimed materials. Old is new again as homeowners choose recycled materials. Incorporate reclaimed timber into vanities or opt for recycled glass countertops for a sustainable bathroom style.
Choose clean lines. Modernize the look with the clean lines of a vessel sink and a freestanding European tub. If the budget allows, make it a spa tub to make the most of your idle hours.
Add a rainfall showerhead. Relax your back and soothe your senses in the spray of a rainfall showerhead. It’s all the joy of a trip to the tropics without leaving home.
Hang mirrors and art. Any mirror will make a room look larger, and a round, oval or irregularly shaped mirror will add a stylish note, as will a well-chosen print, framed and artfully placed.
Look up. Why settle for ordinary lighting when you can have the luxury of a crystal chandelier? Check your local home store for lighting options that add opulence with a small price tag.
Select spa-like accents. Candles should be a given, but not in any ordinary way. Try bubble glass votive holders along with rose gold towel holders and glass shelving options. A clear glass shower door is another way to add a spacious look to your bath.
Go for lush linens and more. Sink your tootsies into a lush, deep shower mat. Choose thick Turkish towels and plush robes, and a basket full of face and body-pampering soaps, Kathie Aldunate Realtor

Money Mistakes to Avoid After a Divorce

A divorce can be one of the most difficult things to go through in life. Financial mistakes after a divorce don’t have to be on that list.

Here are some money mistakes to stay away from so you can bounce back and move forward with your life:

Not Budgeting
With your income likely being cut in half after a divorce, it’s a good time to set up a budget and adjust your lifestyle.

Start a budget and keep track of how much money you’re spending and how much you’re bringing in. You may have to pay alimony, which should be included in your new budget. You may also want to go back to school so you can get a better job and earn more money, or switch to full-time work if you worked part-time while married.

Using Retirement Savings for Living Expenses
Divorce is expensive, costing $15,000 per person on a national average in 2019. Your expenses may also rise after a divorce. You’re now responsible for paying an entire mortgage or monthly rental, so your housing costs could double.

While these money problems won’t last forever, it can be tempting to pull money out of your retirement accounts to pay for them and other daily living expenses. Withdrawing money from most retirement accounts comes with a 10% tax penalty. Even if you pay the money back, you’re still losing interest during the time you take the money out.

Keeping Joint Accounts Open
Married couples often have all kinds of accounts open together. Bank accounts, credit cards, retirement accounts, loans and a home are some of the things they own jointly.

It’s best for both of you to decide who is now in charge of each debt and to remove the name of the ex-spouse no longer on the account. If your ex is an authorized user on your credit card, remove them so they don’t buy a lot of stuff without intending to pay for it.

For loans, you may have to refinance the loan in one person’s name only. Bank accounts can be easier to deal with. Divide the balance and close the account.

Not Dealing With Taxes
If you were married most of the year, each if you may have to file tax returns separately. Your tax status is based on your marital status on the last day of the year. So, if you’re legally divorced by Dec. 31, you’ll file as a single person or head of household.

Changing your filing status affects the capital gains you’ll pay on the sale of your house. As a married couple, you both avoid paying capital gains tax on the first $500,000 from the sale. If single, the exclusion drops in half to $250,000.

5 Things to Know About Concierge Medicine

If time is precious to you, and making time for doctor visits is problematic, you may be considering concierge medicine—sometimes called direct primary care—a service for which patients pay an upfront fee, typically an annual or monthly retainer, in order to have their physician at their beck and call.

Some 6,500 physicians in the U.S. currently offer the service, up from fewer than 150 a decade or so ago, according to the American Academy of Private Physicians. Because these physicians have fewer patients, they can offer same-day appointments, including house calls, plus more extensive office visits and as much email and phone communication as you wish.

Is concierge medicine for you?

From finance and consumer advisors, here are five things to know that may help you decide for yourself:

  • While retainer fees for concierge medical service vary, based primarily on where you live, average costs range between $1,200 and $1,800 per year for quick and personalized access to your physician.
  • Doctor-patient relationship is a plus. Because your doctor has fewer patients, and you communicate more often, there’s a good chance your doc will know you very well—and your annual physical may include preventive procedures that insurance plans are not required to cover. As a result, diagnoses—and treatment—may be quicker than is usually the case.
  • Patients who sign up report satisfaction as well as fewer visits to emergency rooms and specialists, some studies say. But because the patient must still initiate calls and/or doctor visits, there’s not enough research yet to prove that they receive better care overall, or that they stay healthier or recover faster from injury or disease.
  • Find the right doc. Check the American Academy of Private Physicians to locate concierge doctors in your area, or find one affiliated with such networks as MDVIP.com. One advantage of MDVIP: If you become ill while traveling, you may visit the nearest MDVIP doctor.
  • Check your insurance, because your retainer won’t pay for everything. You may have to pay out of pocket or buy additional insurance to cover drugs, lab tests, diagnostic screenings or hospitalization costs. If you don’t have a health savings account or flexible spending account, and you’re under 65, you may be able to purchase a high-deductible plan from your employer or through a state or federal marketplace. If you are 65 or older, you can enroll in Medicare and Medicare Advantage.

Why and How to Make Your Own Compost

ile, organic material can react with metal in landfills and pollute groundwater. Vehicles that are used to transport waste to landfills release carbon dioxide, and organic material that breaks down in a landfill releases methane. Carbon dioxide and methane are both greenhouse gases that contribute to climate change.

By using organic waste for compost instead of transporting it to landfills, the emissions and financial costs to collect trash and transport it to landfills are reduced. In addition, the life of a landfill is extended. Making your own compost at home means you won’t have to buy chemical fertilizers and will have lower water bills since the soil will retain more water.

How to Make Compost
A compost pile should have equal parts brown material, which includes dead leaves, branches, and twigs, and green material, such as grass clippings, fruit and vegetable waste, and coffee grounds, as well as water. Brown materials provide carbon, and greens provide nitrogen. Water helps the organic material break down.

To create compost, choose a dry, shady area near a hose or other water source. As you collect brown and green materials, add them to the pile. Cut up large pieces if necessary. Moisten any dry materials to help them break down. Mix in green materials and bury fruit and vegetable scraps under 10 inches of compost. Regularly mix the compost, and cover it with a tarp. The compost will be ready to use when the material on the bottom has a dark, rich color.

Recognize the Benefits of Composting
The average family throws away a tremendous amount of organic waste that collectively contributes to environmental damage and has huge financial costs. Composting can be beneficial to both the environment and your wallet. Instead of disposing of organic material in the trash, put it to good use by turning it into nutrient-rich compost.

Is a House Without Music Really a Home?

No home is complete without some songs. Music is terrific to listen to as you cook and clean or when the family gathers for dinner. It’s also ideal when entertaining guests or to just listen to as you relax and clear your mind.

And there

are lots of ways for you and your family to enjoy music in your new house. These range from modern platforms to old-fashioned methods that are becoming new again.

Here are some of the most popular options that can bring music into your home so that everyone in your family can enjoy it.

Streaming Services:
There are several platforms that, for a monthly fee, give you access to just about any song you can think of. These include Spotify, Apple Music and Google Play. A standard Amazon Prime subscription comes with some music streaming, or you can upgrade to the Unlimited plan and get a lot more.

On the Radio:
Do you know there’s a device you can buy for about $20 or less, and all you have to do is plug it in and you can listen to music, news, sports and talk without paying any monthly fees? An old-fashioned radio remains a great way to listen to music. Or you can subscribe to satellite radio, which offers channels devoted to virtually all musical styles, including rock, pop, R&B, blues, jazz, Broadway, standards, classical and even music for kids.

Records and CDs:
Even though streaming is taking over, you probably have a CD collection, so why not get a player and listen to them? And vinyl records have made a comeback, which makes a turntable a terrific way to enjoy music. Vinyl also can be fun because you can find old records for sale at affordable prices online or at a used record store if there’s one nearby.

Get a Jukebox:
If your new home has a game room, a jukebox will make for a fun addition. They’re decorative and add to the look of a game room, and your guests will have a great time picking out their favorite songs. Jukeboxes are also a great fit for a man cave or entertainment room.

And if there are people in your family who know how to play instruments, you can all make your own music and sing together.
